Hua Hin : What is the best Locations for your property?

Choosing the Best Area to Live in Hua Hin: A Local Realtor’s Insight
As a Hua Hin local realtor, one of the most common questions I get is, "Which area of Hua Hin is the best to live in?" The answer largely depends on your lifestyle and personal preferences, as Hua Hin offers a unique blend of both urban convenience and natural tranquility. Despite its growth in recent years, Hua Hin is still a relatively small city, where most things are within a 10 to 15-minute reach, regardless of where you live. This makes it easy to enjoy the best of both worlds, whether you prefer the lively town center or the quiet outskirts.
Most of the action is concentrated on the main road in the center, where you'll find a range of restaurants, shops, and entertainment options. However, as soon as you move just a few kilometers out, the pace slows down, and you’re surrounded by nature, mountains, lush greenery, pineapple fields, and open spaces. The further out you go, the more serene the lifestyle becomes, but you're never too far from town.
Hua Hin is known for its slow and peaceful lifestyle, and even during busier times, the traffic is manageable and rarely a headache. Whether you prefer the convenience and energy of living in the center or the calm of the surrounding areas, there’s a spot for everyone. In this article, I’ll share some pros and cons of key areas in Hua Hin to help you get an initial feel for the options and provide some initial information when thinking about where to settle.
1. Hua Hin Center
Hua Hin Center is the bustling heart of the city, offering a perfect blend of modern conveniences and traditional Thai charm. It’s the go-to spot for tourists and residents alike, with easy access to Hua Hin’s main attractions, including malls, markets, bars, restaurants, and beaches. This area is ideal for those who want to be in the middle of everything, with vibrant energy and plenty of amenities right at your doorstep. On the beach side of the road, there are mostly condominiums and hotels. The most popular areas for houses in the center would be Soi 94, Soi 88, and Soi 102.
Pros:
  • Iconic Landmarks: Close to the Hua Hin Night Market, the historic Hua Hin Railway Station, bars, malls, and Hua Hin Beach.
  • Walkability: Most amenities, such as the beaches, Blu Port & Market Village shopping mall, main restaurants, and hospitals are within walking distance. You can also use the songthaew or apps like Grab and Bolt. you can also off course enjoy the bars without worrying about how you will get back home
  • Activities: Near cultural spots such as Cicada Market, famous for arts and crafts. Market Village often hosts activities in front.
Cons:
  • Busy and Crowded: Around-the-clock traffic and noise, especially on the main road, Soi 88, Soi 94, and near areas like Soi Bintabaht (known for nightlife), can disrupt the peace. Also not the best place to live if you don't want to be around tourists.
  • High Demand Equals High Rent: Nice Properties near the beachfront and landmarks tend to be more expensive. Prices usually rise the closer you get to the beach and center.
2. Takiap (Khao Takiab)
Takiap, often called Khao Takiab (also known as Monkey Mountain), is located just south of Hua Hin center and is known for its relaxed, coastal vibe. This area is perfect for beach lovers, offering direct access to quieter stretches of sand while still being close to the city. Khao Takiab Mountain, topped with a stunning temple, is a key attraction. The area is home to many restaurants, cafés, and small resorts, making it a favorite among both expats and tourists.
Pros:
  • Beachfront Living: Takiap has more peaceful and less crowded beaches compared to central Hua Hin. Residents enjoy beach walks and sea views.
  • Scenic Views and Nature: Khao Takiab Mountain offers panoramic views of Hua Hin and the surrounding coastline. The area also has plenty of greenery and parks.
  • Convenient but Quieter: While quieter than Hua Hin’s center, it’s still only a 5-10-minute drive away. The Songthaew headquarter is located at Takiap Mountain for easy, cheap transportation.
  • Great Dining Options: Increasing numbers of seafood restaurants and chic cafés with seaside views, and home to Cicada and Tamarin Markets.
Cons:
  • Limited Shopping: There are fewer shopping centers and markets nearby, so trips to town are required for major shopping.
  • Tourist Traffic: Parts of Khao Takiab, especially near the temple, attract tourists, which can lead to traffic during high season and weekends.
  • Higher Beachfront Rents: Properties with direct beach access tend to be more expensive, though still cheaper than Hua Hin Center beachfront homes.
3. North Hua Hin (Around Soi 6)
North Hua Hin, particularly around Soi 6, has always been popular due to its balance between affordability and a tranquil lifestyle. This residential zone is located a few kilometers from the city center, offering a quieter atmosphere but still close to essential amenities and the beach. It’s ideal for families who seek a peaceful environment with expanding infrastructure.
Pros:
  • decent amount of shops and restaurants: Close to new developments and proximity to shops like 7-Eleven and Makro.
  • Residential Feel: Soi 6 and nearby areas are primarily residential, offering privacy and tranquility compared to the center.
  • Price: You can usually find good deals in the area, especially with older properties.
  • Proximity from Bangkok: Being on the north side means that when coming from Bangkok, you can reach home without going through town. Also closer to Cha-am.
Cons:
  • More Limited Dining Options: Fewer restaurants and cafés compared to Hua Hin Center, so options may feel repetitive.
  • Traffic: Traffic heading into the center can be heavier from Soi 6 during rush hours.
  • The Airport: Some areas in the north are on the flight path, which could be an issue if you mind the occasional airplane noise.
4. Soi 112 and adjacent roads

Soi 112 and its surroundings have become one of the busiest areas in Hua Hin for new developments, especially when it comes to modern pool villa projects. Soi 112 is a key road that connects the center of Hua Hin to the bypass, making it a strategic location for both residents and investors. This stretch has seen a surge in high-end villa developments, attracting both locals and expats who are looking for a more relaxed and spacious living environment.
The area is ideal for those seeking a quiet, residential atmosphere while still being close to Hua Hin’s recreational amenities, including golf courses, outdoor activities, and nature reserves. While it offers a peaceful lifestyle away from the hustle and bustle, most villages remain just a short drive from the town center (10 to 15 minutes), meaning you’re never too far from restaurants, shops, and other conveniences.
Thap Tai is perfect for individuals or families who want luxury living in a tranquil, natural setting, without sacrificing proximity to the city’s main attractions. The blend of privacy, modern amenities, and easy access to Hua Hin’s central areas makes it a top choice for those looking to enjoy the best of both worlds.

  • Quiet but Close to Town: Soi 112 offers the perfect balance of seclusion while still being about 10 minutes from the center of town. Also, you can reach the bypass easily without having to go through town.

Cons:
  • Lack of Nightlife: The area is more residential and quiet, with fewer social and entertainment venues nearby.
  • Few shops and Restaurants: Even know that the area has seen a massive boom in development there are still very few shops and restaurants. With all these new houses it is most likely that people will open more commercial venues and offer more local dining and shopping options.
  • Road Conditions: Some of the smaller roads around Soi 112 are still underdeveloped and in quite poor condition. Hua Hin constantly improves the infrastructures so most of these should be fixed with time.
